Underused/unused industrial areas should absolutely be redeveloped into housing areas. There are areas such as Greyhound Retail that have already successful turned an abandoned industrial area into suitable housing, as well as the current developments on Victoria Avenue and Sutton Road. Another area which could benefit from this is the industrial area around SS2 5DD, there have been many crime reports around the Kenway area, seemingly due to the long covered alleyway which runs through, with a backdrop of dingy brown brick buildings which themselves are an eyesore, as well as this the area around SS1 2RR should definitely be identified. Not only the high crime rates around the Kursaal but the mismatch of The Forresters Arms sitting behind the chip shop, with a large patch of dirt behind it are more problem areas, that are another eyesore on a nice seafront.
